Important reminder: Last chance to register your short stay under WA’s new mandatory rules
People who offer short-term rentals through Airbnb or other similar platforms have until the end of the year to register them with the WA Government or face significant penalties.
Registration for all short-term rental properties, both hosted and unhosted, is mandatory by 1st of January, 2025.
The WA Government introduced the register under laws passed earlier this year so they can gain a clearer picture of the short-stay market in WA, including how many properties are listed, where they’re located, and how they’re being used.
The register applies for both hosted properties, where you or a manager live on-site, as well as unhosted properties, where the guests have the entire accommodation to themselves.
How Do I Register My Short Stay, and What Does It Cost?
If you offer a short stay in WA, you can register it with the WA State Government here.
Your registration will expire after 12 months, at which time you’ll be required to renew your registration.
The initial registration will cost $250 with an annual renewal fee of $100.
If you register before 1st of December, 2024 your initial registration fee will be waived.
Is There Anything Else I Need To Know?
Depending on the property type and location, you might also need local government approval in the following instances:
- Unhosted Properties in Perth: If you rent out more than 90 days a year, you’ll need development approval from your local council.
- Regional Areas: Local governments will decide if approval is necessary for unhosted properties.
- Hosted Properties: No development approval needed, regardless of location or rental duration.
There’s no limit on how many nights you can rent your property, as long as you stick to registration and planning requirements.
