As the colder months approach, it’s a good idea for landlords to take proactive steps to prepare their investment properties for winter. 

Not only does proper winter maintenance help prevent costly repairs, but it also ensures your tenants stay safe and comfortable and, most importantly, happy.

Here’s your essential winter prep and maintenance checklist for your investment property:

1. Inspect and service heating systems

Nothing frustrates tenants more than a faulty heater on a cold winter night. Ensure all heating systems, including gas or electric heaters, reverse-cycle air conditioners, and fireplaces, are professionally inspected and serviced. Clean filters, check for blockages, and confirm that thermostats are functioning properly.

2. Check doors and windows for draughts

Heat can escape quickly through gaps in windows and doors. Sealing these gaps improves energy efficiency and keeps the property warm.

  • Install weather stripping or door seals.

  • Use draught stoppers for older-style windows.

  • Ensure all windows close and lock properly.

3. Clean gutters and downpipes

Blocked gutters are a major risk during winter, especially in areas with heavy rain. Overflowing water can damage roofing, siding, and even the foundations of your property.

  • Clear out leaves and debris.

  • Make sure downpipes are directing water away from the house.

  • Consider installing gutter guards to reduce maintenance.

4. Test smoke alarms

With increased use of heating appliances during winter, the risk of fire also rises. It's a legal requirement to ensure smoke alarms are functioning and properly placed.

  • Test all alarms and replace batteries if needed.


5. Trim overhanging trees and check roof integrity

Winter storms can bring strong winds and heavy rain. Overhanging branches pose a risk to roofs, gutters, and even cars.

  • Prune trees close to the property.

  • Have a roofing specialist check for broken or missing tiles, rust, or signs of leaks.

  • Replace or repair as needed to prevent water damage.

6. Communicate with your tenants

Open communication helps prevent minor concerns from turning into major maintenance calls in the middle of winter.
